Insider tip #10:
Price your home right. This is major. First, determine your home’s value. We can help with this by providing you with a valuable market report. And, if you need to sell fast and you are ready to “live on the edge”, price your home 15% less and you will literally be bombarded with multiple offers from buyers who may bid higher to win the bid! This is a courageous act. Are you up for the challenge?
Insider Tip #9:
View the closet as half full. Take half of the items OUT of your closet, CLEAN, and reorganize. Buyers want to see that they will have plenty of storage space.
Insider Tip #8:
Light up your life. Buyers want to see the light! Clean windows, open blinds, increase wattage in light bulbs, cut hedges from in front of the windows outside, and do what it takes to make your home cheery and bright.

Partner with the right agent. Make sure your agent has access to top-level technology in order to connect you with qualified buyers. At Showcase Realty, we have over 60,000 buyers in our database waiting for us to connect them with the perfect home. You want to also make sure that your agent has access to MLS (Multiple Listing Service) so she knows what properties are going on the market (the competition) and can create a market report for you including comparable properties.

Put away the pets, litter boxes, and pet food. You and I love pets, however, not all buyers feel the same way.

Don’t over do it with upgrades. Sure, you want to put a fresh coat of paint on the walls, clean curtains, replace cabinet hardware, make sure closet doors are on track, fix leaky faucets, and clean the grout. HOWEVER, do-not-do massive home makeovers – you may not likely recoup your money if you do that.
Insider Tip #4:
De-personalize your home. Buyers want to imagine “themselves” in your home. The more personal items that you have in your home, the less potential buyers can imagine themselves living there. Remove family photos/keepsakes and replace them with less personable items. Also, consider hiring a home-stager to assist.
Insider Tip #3:
Kitchen, Kitchen, Kitchen. When we think about home sales, we really could replace this by saying “kitchen sales”. KITCHENS sell homes. Consider updating your kitchen if counter tops and cabinets are dated. An outdated kitchen could knock off $10,000 off of your asking price. Use neutral colored paint and, if the budget permits, upgrade (even) one stainless steel appliance.
Insider Tip #2:
ALWAYS be ready to show. Your home needs to be “show-ready” at ALL times. Buyers are online looking for homes 24/7 these days so you will need to be ready…that is if you want to sell! Remember, keep your home clean at all times, no dishes in the sink, no dishes in the dishwasher, and NO dust bunnies in the corners.
Insider Tip #1:
First Impressions are GOLD. Buyers are more tech savvy than ever these days. They have already seen online pics of your home and they have already passed judgement before even walking through your front door. WOW these buyers by making them feel safe, warm, and welcome when they drive up to your home. Consider buying inexpensive shrubs and bright colored flowers for your yard for instant curb appeal. ALSO, typically you may use your foyer as a “dumping ground” for coats and shoes, but not now! Replace the clutter with a nice bench, a vase with flowers, and cookies!
